• The worst property management company I have ever come across. Unfortunately, they were not voted in following a presentation, in line with what has happened in the past. They were appointed by someone who had no expertise or authority to do so. Therefore regrettably there was insufficient scrutiny of this company at the time. Kites have been neglectful in pursuing an insurance claim for subsidence affecting the building. They are unresponsive to the requirements and wishes of the residents and have wasted money on things not requested. Their role should be advisory however, they have taken decisions that they have no remit to make, and have relied on the ignorance, naivety and unwillingness of Directors to challenge them to push through things that make life easier for Kites at a huge financial cost to the residents. Kites operate on stealth. They convinced Directors they had agreed to an increase in service charge. Two of the five Directors did not realise this had happened. It also did not appear on the minutes. This was Kites following their own agenda knowing that the limp and ineffectual Directors would not admit that they had been duped. Kites operate on the basis of unfairness, they lack transparency, they will not answer any questions they dislike and they absolutely refuse to explain why an increase in service charge was a different percentage for each flat. They also refused to break the charge down which is not only unprofessional but highly suspicious. They reported a vigorous challenge about poor maintenance and selective enforcement of fire regulations to the Police. The Police called and asked why they had reported, what is essentially, a tenancy/management/leaseholder issue to them. I explained to the Police that Kites are unable to deal with any challenge and will do what they can to silence any objection or criticism. They are also perfectly willing to treat someone with a disability unfavourably in breach of the Disability Discrimination Act. I would avoid this company at all costs. The only thing that is encouraging is that the Directors have now taken the decision to give Kites notice as the contract allows.
