• Black Grace Cowley contacted us at 3pm during the work day to advise - not request, not arrange, not agree, *advise* - that they would be carrying out a flat inspection at 11am the next day. When they were told that this would not be convenient, the agent got very aggressive and lied that they had the right to infringe on the reasonable expectation of quiet enjoyment of the property which we have as tenants written I to our lease. This is not true, as our lease with Black Grace Cowley allows for "reasonable notice", i.e., they are not entitled to let themselves into our home as they please just because an employee of Black Grace Cowley says so. After enduring ten minutes of rudeness, raised voices, and attempts at outright deception, the arrogant and entitled Black Grace Cowley staff member sulkily agreed to schedule the inspection at a time that worked for both parties. This is our six month inspection. There will not be a twelve month one, as we won't be renewing our tenancy due to this experience.

• We were long-term renters who decided to leave our Black Grace Cowley property after a raft of unacceptable responses from them regarding a washing machine repair. We had three weeks to go on our lease with them, and were in the process of moving into our new home, when we received a call from Black Grace Cowley complaining about the state we had left the place in as it was unsuitable to show to prospective new tenants. We pointed out that we had paid our rent up to the period of the lease expiration, that we were still living there, and that they had not notified us that they would be intruding into our private living space, which we had FULLY PAID UP, and had just let themselves in. The response of Black Grace Cowley's rude and intrusive employee? "Oh." No apology, no explanation. Just "oh," followed by awkward silence from the previously hectoring tone of Black Grace Cowley's appalling agent. Renters beware. Black Grace Cowley will access your property without your awareness or consent when it suits them, and fail to show up for scheduled maintenance appointments that you've taken time off work for.

• Black Grace Cowley were due to replace a cracked shower tray in August 2019. They eventually replaced it in February 2020, in the process leaving us without a bathroom for three days with no notice. They failed to provide alternative arrangements or a rent debate for the cost of staying in a hotel for three days. During this replacement, they failed to connect the waste pipe at the back of the shower and ignored us for a following four months while we tried to get it fixed. When they finally did come 'round to look at it, the letting agent they sent blamed the damp in the bathroom caused by a four-month leak was due to us using the washing machine to do laundry. In the lounge. Where the washing machine is plumbed in. Black Grace Cowley are incompetent to the point of malice. Do not use.
